The Process

We have a simple process, starting with a basic fact find, followed by a free High Level Review and fee quotation. These preliminary stages are entirely free; if you think we can save you money - then we move forward with Acceptance and Claim Processing.

Often there is a gap-analysis stage where we discuss the difference in potential claim vs. what has already been claimed. Our process takes a leap forward in identifying additional capital expenditure achieved when purchasing a second hand property, carefully carrying out due diligence over prior claim history as claims for the same asset can only be made once.

Our appointed surveyor - a Chartered Surveyor with Right Surveyors Asset Management Ltd - will visit the property in person and expertly identify the gross capital allowances - picking up on claimable items almost all accountants miss or neglect. Who can claim?

Clients need to:

  • Pay UK tax (as a company or an individual)
  • Own or lease a commercial property (e.g. retail unit, serviced office, industrial unit, hotel etc) OR a multi-household residential let property
  • The property must not be treated as trading stock (e.g. property developers). When identifying qualifying assets, we carry out the following tests:
    • The durability of the asset
    • The functional test
    • The completeness test
    • The business use test
    • The premises test. Case law covers a number of examples of when the same item of Plant qualifies for Capital Allowances in some instances, but not in others. We need to ensure for example that the item is specifically required for business use and isn't just part of the setting of the business. This is a grey area which requires specialist knowledge.

James has a diverse CV covering almost ten years as a management consultant within one of the Big 4 Accountancy practices, working as director of Equities at a major Swiss Investment Bank and leading the development of over 50 residential units for a UK company.

Since 2010, he has been advising clients on Property Capital Allowances and has saved clients millions of pounds in current and future tax liabilities. He holds an MA in Economics from Cambridge University.

Right Surveyors Asset Management Ltd

Led by Ian Dony, the Right Surveyors provide the surveying aspects of the business - calculating the value of plant and machinery which can form the subject of a claim.

The Right Surveyors cover all of England and Wales, incorporating over 20 individual local surveying practices and specialist teams for ECO work, Corporate Party Wall and Corporate Property Management.
